Pool service agreement template
A plain-English weekly service agreement you can copy, fill in, and put in front of a customer today. Replace the bracketed fields, pick one chemical-billing option in clause 3, and have a local attorney review the result for your state.
POOL SERVICE AGREEMENT
This agreement is between [COMPANY NAME] ("Company") and [CUSTOMER NAME] ("Customer") for pool service at [SERVICE ADDRESS], starting [START DATE].
1. SERVICE
The Company will provide weekly pool service, consisting of: testing and balancing water chemistry; adding chemicals as needed; skimming the surface; emptying skimmer and pump baskets; brushing walls and steps as needed; vacuuming as needed; and a visual check of visible equipment. A service report is provided after each visit.
2. SCHEDULE
Service is performed once per week on the Company's route day for the Customer's area. The service day may change with notice. If a visit falls on a major holiday or is prevented by weather that makes service unsafe or ineffective, the visit will be made up or rolled into the next scheduled visit at the Company's discretion.
3. CHEMICALS
[OPTION A: Standard chemical usage is included in the monthly rate.] [OPTION B: Chemicals are billed monthly at a flat chemical fee of $[AMOUNT].] [OPTION C: Chemicals are billed as used, at the Company's cost plus [XX]%.] Unusual conditions, including algae recovery, draining and refill, or contamination cleanup, are not standard usage and will be quoted separately before work is done.
4. PRICE AND PAYMENT
The monthly rate is $[AMOUNT], billed on the [1st] of each month. Payment is due within [15] days of the invoice date. The monthly rate reflects the annual cost of service spread evenly across 12 months; it does not change in months with five service days or during seasonal closures unless stated here. Rates may be adjusted with 30 days written notice.
5. ACCESS
The Customer will provide access to the pool on the service day (gate codes, unlocked gates, or keys) and keep pets secured. If the pool cannot be accessed on the service day, the visit is charged and made up at the Company's discretion.
6. EQUIPMENT AND REPAIRS
Routine service does not include equipment repair. The Company will report visible equipment problems and may quote repairs separately. The Company is not responsible for pre-existing conditions or for equipment failure not caused by its work.
7. EXCLUSIONS
This agreement does not include: draining or acid washing; opening or closing beyond a separate quote; damage from weather, ground movement, or third parties; leaks; or restoring water quality after equipment failure, power outage, or heavy contamination. These services are available and quoted separately.
8. LIABILITY
The Company carries liability insurance and will perform services in a professional manner consistent with industry practice. The Company's liability under this agreement is limited to the value of one month of service, except where the law provides otherwise.
9. CANCELLATION
Either party may cancel with [30] days written notice. Amounts owed for service already performed remain due. There are no cancellation fees.
10. ENTIRE AGREEMENT
This document is the entire agreement between the parties and replaces any prior discussion. Changes must be in writing and accepted by both parties.

The clauses that earn their keep
3. Chemicals
Pick exactly one of the three bracketed options and delete the others. This single clause decides who absorbs chemical price swings, and the separate-quote sentence for algae recovery is what protects you from a green pool eating a month of margin.
4. Price and payment
The flat-across-12-months sentence prevents the two most common billing arguments: five-visit months and seasonal closures. If you close pools in winter and stop billing, say so here explicitly instead.
5. Access
Charging for inaccessible stops feels harsh until the fourth locked gate in a month. Stating it up front means you rarely have to enforce it; customers fix the gate code instead.
7. Exclusions and 8. Liability
The exclusions list is what makes the low weekly price defensible; you are selling routine service, not an insurance policy on the equipment pad. Keep the liability cap: it is common in the trade, and your insurance covers the rest.
9. Cancellation
Easy exit is a sales tool. Month-to-month with 30 days notice closes more deals than a 12-month lock-in, and your service quality, not the contract, is what keeps customers.
